Enter your ANNUAL amount — your income for the whole year, not one month
You can enter your total 2025 income or the income you expect to earn this year — whichever is a better picture. Include all sources before taxes — pay, tips, self-employment, child support, Social Security, disability, and any other regular income. Combine all earners in your household. Approximate is fine.
Enter the amount you have available for the purchase right now — not your total savings balance. Include cash, savings, any investments or items that can be turned into cash within 1–2 weeks, and any gift funds from family. Don't worry if it's not a lot — many families need help, and there are programs that assist with upfront costs.
Good to know: closing costs are separate from your down payment. In Ohio, buyers typically pay about 2–5% of the price in closing costs (the loan, title work, and insurance setup) — sometimes called the "surprise second down payment."
The good news: Ohio has strong down-payment and closing-cost assistance programs. Many first-time buyers cover most or all of these costs — we'll help you explore your options.
These help estimate your debt-to-income ratio — a major factor in how much you can borrow. Approximate monthly amounts are fine; leave anything that doesn't apply blank.
The total of the monthly minimum payments across all your credit cards — that's the smallest amount you're required to pay each month, shown on your statement or in your card's app (not your full balance). If you pay in full each month, enter $0.
Your monthly student loan payment. An income-driven plan ties your payment to what you earn, so it can be as low as $0 — if you're on one, enter what you actually pay each month (enter $0 if that's $0). If your loans are deferred, use the amount on your latest statement.
Monthly payments for any cars, trucks, motorcycles, boats, or RVs you're financing or leasing.
Personal loans, furniture or appliance financing, and any other monthly loan payments not listed above.
Anything else you pay monthly — child support, alimony, Buy Now Pay Later (Klarna, Affirm, Afterpay), payday loans, rent-to-own, IRS or state tax payment plans, medical payment plans, or wage garnishments.

A co-signer is someone outside your household — often a relative — who helps you qualify by adding their income. It's common, especially when more than one person contributes to the purchase. Add one for each co-signer. We only use these figures to estimate your combined buying power; we don't collect their personal details now.

Their total yearly income before taxes. You can enter their 2025 income or what they expect to earn this year.
Their required monthly debt payments — loans, credit cards, car payments, and similar. Not rent or everyday household bills.
We add each co-signer's income and debt to yours to estimate your combined debt-to-income — the number lenders use. A co-signer's debt is not part of your monthly-debt total above.
Your best estimate is fine — we don't pull your credit. A lender will do that later. The ranges below follow the standard credit-score categories.
